New Construction

Building a custom home is one of the most significant decisions a family will make, and in the Plano and DFW area it's a decision that rewards homeowners who choose a builder with deep local experience and a track record of following through on commitments. CMN Construction has operated in the DFW market since 2012, and our new construction division draws on the same principles that define our remodeling work: detailed bids, in-house execution, honest communication, and a finished product that meets the standard we set at the proposal stage.

We build custom homes for families who want control over every decision — layout, materials, finishes, and timeline — without the compromises that come with production builders. Your floor plan is designed for how you actually live. Your materials are specified within your budget, not constrained by a builder's predefined allowance structure. And your build is managed by a dedicated project manager whose only concern is your project, from groundbreaking through certificate of occupancy.

Construction costs for a quality custom home in the North Texas market run between $175 and $275+ per square foot depending on specification level, not including land. Land costs, soft costs (architecture, engineering, permits), and finish-out choices shape the total. We help clients build a complete pro forma before committing to a site or a plan. Call us at (214) 997-0887 or request a consultation — we'll give you an honest picture of what's possible.

Building a custom home in North Texas — what to expect

Building a custom home is one of the most significant decisions a family will make, and in the Plano and DFW area, it's a decision that comes with both exceptional opportunity and real complexity. The North Texas market — with its expansive clay soil, slab-on-grade construction norms, active permitting jurisdictions, and competitive subcontractor landscape — rewards homeowners who choose a builder with deep local experience and a track record of following through on commitments.

The new construction process — from lot to certificate of occupancy

A custom home build moves through a defined sequence of phases, and understanding that sequence is the foundation for realistic planning. CMN Construction manages every phase with a dedicated project manager who serves as the single point of contact from groundbreaking to move-in.

Phase 1 — Pre-construction: Before a shovel touches the ground, we work with you on site selection or evaluation (if you already own land), floor plan design or plan review, engineering coordination, and the permit application process with the relevant city or county jurisdiction. Pre-construction typically takes 60–90 days for a standard custom home and longer for homes with complex designs or sites with regulatory complications.

Phase 2 — Site work and foundation: North Texas slab-on-grade construction begins with site preparation — grading, excavation, utility rough-in, and forming the foundation. The slab is engineered for the specific soil conditions of your lot, a critical step in a region known for expansive clay that moves with moisture changes. Foundation work including pour and cure time runs 3–5 weeks depending on scope and weather.

Phase 3 — Framing: Structural framing is one of the fastest-moving phases of a custom build — a well-organized crew can frame a 3,000 square foot home in 2–3 weeks. We use engineered lumber for headers and ridge members where dimensional stability matters, and we coordinate roof truss delivery to align with framing completion.

Phase 4 — Mechanical rough-in: After framing inspection, the HVAC, plumbing, and electrical trades rough in their systems before walls are closed. This phase requires precise coordination — trades working in sequence, inspections completed before the next phase begins, and careful documentation of where systems run inside the walls for future reference.

Phase 5 — Insulation, drywall, and finish: Once rough-in inspections pass, insulation is installed and drywall follows. We use level-5 smooth finish as our standard for new construction — a skim-coat process that produces walls indistinguishable from plaster and significantly outperforms standard texture finishes.

Phase 6 — Finish work and fixtures: Cabinetry installation, countertop fabrication and installation, tile work, flooring, trim carpentry, painting, plumbing trim-out, electrical finish, and fixture installation. This phase is where a custom home becomes a home — and it's where the material selections made in pre-construction become reality.

Phase 7 — Final inspections and certificate of occupancy: We coordinate all required inspections with the city's building department, address any correction items promptly, and obtain the certificate of occupancy that authorizes your move-in.

Custom home costs in Plano and DFW — a realistic framework

Custom home construction costs in the DFW market are highly variable, but a realistic framework helps families plan with appropriate expectations. As of 2025, construction costs for a quality custom home in the Plano / North Texas market run between $175 and $275 per square foot for the structure itself, not including the land.

At the $175–$200/sq ft tier, you're building a well-constructed home with quality but not luxury materials — solid cabinetry, quartz or granite countertops, tile baths, engineered hardwood or LVP flooring, and standard appliances. This is the appropriate investment level for a home in a neighborhood where values support it.

At the $200–$250/sq ft tier, you're adding meaningful custom elements — higher ceilings, more complex roof lines, better window packages, custom cabinetry throughout, natural stone countertops, tile showers with custom niches and heated floors, and a more sophisticated lighting and electrical design.

At $250+/sq ft, you're building a genuinely luxury home — architectural details at every turn, top-tier appliances, smart home integration, premium exterior materials, and the kind of finish work that defines a truly exceptional property.

Land costs in the DFW area vary enormously by location — from $80,000 for a buildable lot in outer suburbs to $400,000+ for a finished lot in established Plano or Frisco neighborhoods. Soft costs — architecture, engineering, permits, surveys — typically add 8–12% to the construction budget. We help clients build a complete pro forma before committing to a site or a plan.

Why build custom instead of buying new production construction

Production builders offer speed and convenience — a finished home, often in a defined community, at a known price. For many buyers, that's the right choice. But production construction involves compromises that custom building doesn't: standard floor plans that may not match your lifestyle, builder-grade materials with limited upgrade options, construction managed by volume-focused teams with many simultaneous projects, and communities where every home looks similar.

Custom construction gives you control. Your floor plan is designed for how you actually live — the kitchen positioned for how you cook, the primary suite configured for how you use the space, the mudroom designed for your family's actual entry routine. Your materials are specified by you, within your budget, without a builder's predefined allowance structure. And your build is managed by a team whose only concern is your project.

CMN Construction's new construction clients are typically families who have lived in DFW for years, know exactly what they want, and have reached the point where buying someone else's version of a home no longer makes sense. If that's you, we'd welcome the conversation.

Permits, HOA, and city requirements for new construction in DFW

Every city in the DFW metroplex has its own permitting requirements, inspection processes, and in some cases design standards for new residential construction. CMN Construction is familiar with the permit processes in Plano, Frisco, McKinney, Allen, Prosper, Celina, and surrounding communities — we handle all permit applications, plan submissions, inspection scheduling, and correction responses as part of our standard project management.

For lots in HOA-governed communities — which covers the majority of new construction sites in master-planned DFW suburbs — architectural committee approval is required before construction begins. Design standards vary by community but typically govern exterior materials, roof pitch, garage orientation, and landscaping requirements. We prepare all required submissions and coordinate with HOA management throughout the project.

For custom home sites on non-platted land or in unincorporated county areas, different regulatory frameworks apply — in some cases Collin County or Denton County directly, in others, city ETJ (extraterritorial jurisdiction) rules. We assess the regulatory context of any site before you commit to it, so there are no surprises after the purchase closes.
